Awaab’s Law does not yet apply to the private rented sector (PRS).
The law officially begins with social housing on 27 October 2025, and the government has confirmed a phased rollout to other sectors.

Important
What This Means for PRS Landlords.
No fixed statutory deadlines yet (unlike social landlords).
Existing obligations still apply: PRS landlords must ensure properties are free from Category 1 hazards and fit for human habitation.
Future-proofing is wise: Given the government’s clear intent, PRS landlords should prepare for similar repair deadlines to be introduced in the next 3-5 years.
For now, Awaab’s Law is binding only on social landlords. The PRS is expected to follow, but the government is deliberately phasing implementation to “test and learn” before extending deadlines to private landlords.
The Housing Health and Safety Rating System (HHSRS) assesses 29 housing hazards and the effect that each may have on the health and safety of current or future occupants of the property. More information can be found online.
